The Uttar Pradesh Real Estate Regulatory Authority i.e. UPRERA plans to make use of the Remote Sensing Application Centre [RSAC] to identify and inspect projects that have encroachments. This application will work mainly in Lucknow and Barabanki cities of the Uttar Pradesh. The regulatory authority has decided to use RSAC as the encroachment on the private land particularly in the rural areas is on a high.

The administration is facing encroachment as the biggest problem and thus the data from the sites will be transferred to a map and this will also fix the encroachment problem in the cities like Noida, Greater Noida and Ghaziabad in the coming times. The increase in unauthorized real estate growth is also a cause of trouble for the administration.

Balwinder Kumar, UPRERA member said that presently, the authority is under process to implement the Remote Sensing Technology-based mapping on a land parcel in the Barabanki region. The satellite imaging-based observation, records of land stretches and plan transgression are in pipeline and these will be implemented in cities such as Noida, Ghaziabad and Greater Noida in next stages as unauthorized construction is making their presence felt.

One of the big challenges in the State for UPRERA is the development of rural areas without proper sanction plans and this makes regulating real estate difficult. In Gautam Budh Nagar alone, there are over 400 complaints from the buyers.

Balwinder Kumar further said that in the UPRERA authority met with the Noida Authority on the issue of construction of dwelling units without any legal validity on which no concrete solution is found. Kumar also said that the authority is forwarding a proposal to the State Government for the creation of a mechanism to bring the rural real estate development under regulations to protect the interest of the people.

The district magistrate of GB Nagar said that only 88 villages in Noida and Greater Noida come under the authority in a legal manner and a notification is issued for the remaining villages for acquisition by the respective authorities.
