UPRERA i.e. the Uttar Pradesh Real Estate Regulatory Authority directed R Sons Infra Land to get their four projects registered within three months. All these are Lucknow and Barabanki-based projects.

The projects are namely Prakhar City 2 in Lucknow, Jeevandeep Prakhar City 1, Jeevan Prakash and Jeevandeep Barabanki. The R Sons Infra Land made an investment of more than Rs. 45 crore for the construction of these unregistered townships till date.

The Uttar Pradesh Real Estate Regulatory Authority issued this order after receiving approximately 117 complaints against the developer.

Rajiv Kumar, chairman, UP-RERA and Bhanu Pratap Singh, Member, UP-RERA said that the developer has to pay a penalty of Rs. 41.15 crore in case he fails to register the projects within three months.

The bench of these two UPRERA officials also informed, about rejecting all the complaints as the projects are still not registered with them and said that the complainants must file fresh complaints are the registration of these projects.

Apart from this, the UPRERA authority gave directions to start an SIT investigation against the developer for misappropriate use of funds. The authority also conducted its own inquiry and found that the Zila Panchayat has not approved the layout plan of Jeevandeep Prakhar City 1.

However, in an affidavit, the developer has acknowledged that only one map of six blocks in the Jeevandeep is sanctioned and the Lucknow Development authority disapproved the map of Prakhar City 2.

A few days back, the Uttar Pradesh Real Estate Regulatory Authority [UPRERA] recently deregistered first residential project and this township is located in the plush location of the Noida city. The authority took this action as the stalled project has affected approximately 2,000 home buyers as they face long-delayed possession of the dwelling units from the past five years.

The Real Estate Regulatory Authority is taking stringent actions against defaulting players and the action of deregistration is the first-of-its-kind action awarded to a housing project in the Indian real estate sector.
