UPRERA i.e. the Uttar Pradesh Real Estate Regulatory Authority figured 262 illegal housing projects on the outskirts of the capital city Lucknow. All these projects were being developed without the sanction of the concerned authorities.

On the directive of UPRERA, the remote sensing center captured satellite images of these projects and found them unauthorized.

The authority had segregated outskirt area into three zones that are zone-1 [Sitapur-Faizabad Road], zone-2 [Faizabad-Rae Bareli Road] and zone-3 [Rae Bareli-Sitapur Road].

Approximately 106 projects fall under zone-1, 85 in zone-2 and 71 are figured to be zone-3 and the Zila panchayat or the local development authority don’t have any record of these plots/buildings.

Abrar Ahmed, Secretary, UPRERA said that the remote sensing center conducted survey and submitted their preliminary report to us. The detailed report will come in 15 days and the authority will forward the same to the local authorities and district magistrates to take further action, he said.

Earlier this month, UPRERA had identified 57 illegal residential apartments and housing colonies developed on the outskirts of the Lucknow city. These projects were constructed without availing the required sanctions from the Government authorities and thus they are not a good option to make an investment, the officials said.

The Uttar Pradesh Real Estate Regulatory Authority requested the Remote Sensing Centre [RSC] to fetch satellite images in order to carry out a survey for the identification of illegal construction in the area. Till now, 70% of the survey is completed as it figured out unauthorized construction close to Faizabad, Sultanpur and Sitapur roads. The sources claim that the survey will be completed by the month-end.

The inspection was directed to be carried out after two allottees of a residential project complained about registration amount taken by the developer on the Sitapur road. Section 13 of the RERA Act states that the buyer is liable to pay 10% of the housing unit as the registration money. But, the allottees complained that the developer was charging 15% inspite of 10 percent.

Rajive Shukla, Chairman UPRERA said that the over 150 cases came into light where the developers demanded for a greater amount of registration money. He also confirmed about receiving of complaints like the developer vanish from the location soon after receiving money and thus the authority has decided to conduct a survey.

The sources informed that the UPRERA authority has issued notices to all developers of the 57 residential projects and asked them to get registered from the local authorities in order to fulfill the safety norms. The sources also said that the developers will be directed to return the extra sum of money taken as the registration cost.
