For all the home buyers who want their property registration to be linked via Aadhaar card, the Tamil Nadu Govt has notified ta new rule under the name of Tamil Nadu Registration (Identity Verification for the Registration of Documents) Rules, 2018 of the Registration Act, 1908.
According to the new rule, now Aadhaar details obtained from people visiting sub-registrar offices for property registrations in Tamil Nadu would be authenticated with the central servers maintained by the Unique Identification Authority of India (UIDAI). However, it will be used only after the consent of a particular property owner who wants to execute their registration via this rule.
The notification was released a day back which says, “The registering officer, in order to satisfy himself about the identity of party, may examine persons whose identity has been verified through a consent-based Aadhaar authentication service and verify the same from the system of UIDAI.”
Till now, 12-digit Aadhaar details and thumb impression are taken from those wishing to provide them during land registrations. But it is not linked to the servers of UIDAI for authentication. But with the new rule now it will be linked with the central servers.

It is said that the state had approximately 123 LEED certified projects till date where it has been implemented either at the time of designing layout or after the completion of the construction procedure.
