Tripat Rajinder Singh Bajwa, the Punjab State minister for housing and urban development sanctioned new building rules which will be effective in the State soon as the notification for the same is released.
According to the new rules, a developer/realtor is allowed to purchase limitless floor area ratio [FAR] for the construction of group housing, commercial, public office, hotel and industrial buildings. The elevation in permissible FAR for residential plotted development and educational buildings are now allowed and the provision for homes construction for rental earning purpose, hostel, multiplex, wholesale trade, integrated freight complex and commercial space in group housing projects is increased to 1 percent which was earlier 0.20 percent.
The new rules also increase 5 percent extra ground coverage permission for the retail service industry and ground coverage for commercial buildings increased from 40 to 45 percent. This new guideline is also applicable for orphanage home and old age home.
The newly-framed guidelines also make provisions for rooftop solar photovoltaic installation for electricity generation in residential, educational, government, hospital, commercial buildings and group housing complexes compulsory.
According to the Housing and Urban development minister, the new building rules are laid in order to boost the construction activities which will strengthen the economic condition of Punjab.
