The senior citizens of the city of joy have a reason to smile. The Kolkata Municipal Corporation is planning to pass a proposal that will allow the tax department of the authority to offer 10% rebate to the property owners who have crossed 60 years of age.
An official at the assessment department of the Kolkata Municipal Corporation said that the extension of rebate to the senior citizens is not a tedious task as the authority have pre-structured database. This scheme will be implemented from the next financial year. Earlier, the corporation was offering tax rebate to the senior citizen property owners who aged 65 years or more.
Apart from this, the authority also planned to form a committee to review the unit area assessment scheme that will offer relief to 6.5 lakh property taxpayers. The Base unit area value is calculated while considering various factors that include location of the property, width of the road, age of the building and the nature of occupancy (residential or commercial). Another KMC official said that only a minor number of property taxpayers applied under the UAA that too because of intricacy in calculating the base unit area value.
The Mayor in-council of the Kolkata Municipal Corporation has been empowered to hear the plea of any person who is unable to pay property tax. After this, a decision on whether the person can pay the outstanding taxable amount in installments is possible or not. The authority is rightful to offer relief to the property owners who are preserving ponds, tanks or water bodies that are a part of their property. The limit to extend relief depends clearly upon the quality of preservation of such water bodies.
The Corporation is also planning to offer relief to the landowners who wish to construct home on the same land parcel. The bill passed in the assembly will make the civic body enable to increase the time frame for the construction of a home from the date of getting the sanction plan approved.
