UPRERA i.e. the Uttar Pradesh real estate regulator has directed the local authorities to commence the process for registering realty projects under the RERA Act. This process will make developers accountable towards homebuyers as the complaints from the buyers are increasing in the State.

Rajive Kumar, chairman, UP Real Estate Regulatory Authority said that the authority has received nearly 1,000 complaints against promoters particularly from Lucknow and Barabanki.

He further said that the complaints differ on certain issues like stalled projects and siphoning off funds by the promoters. However, the RERA Act is only applicable on the real estate projects that measure upto the area of 500 sq metres or have eight or more apartments.

Rajive Kumar bought the officials to the notice of the provisions of Section 3 of the Rera Act according to which there is a provision to protect the interest of the buyers as the authority can order a promoter to register the project under RERA. He further said that RERA cannot offer relief to the buyers until the project is registered with Rera.

UPRERA chairperson recently had a meeting at the RERA office in Greater Noida with various high-rank officials to discuss approval and regulation of the layout plans of the reality projects that fall outside the planning jurisdiction.

UPRERA Chairperson also said that for receiving registration from RERA, it is mandatory for every project to avail layout plan and other approvals from the respective local authority.

The RERA has involved UP Remote Sensing Application Centre to conduct site inspections of the reality projects that fall under the radius of 10 km of LDA limits in the districts of Lucknow and Barabanki. The inspection will be carried out with the assistance of satellite data.

This process will also look for the violation of building layouts, sourced said.
