The Maharashtra State Government announced the transit-oriented development [TOD] in the 500-meter radius of metro stations in Pune, the cultural capital of Maharashtra. The State Government also fixed the maximum permissible FSI [Floor Space Index] at 4.

However, the floor space index depends on multiple factors like road width and the size of the plot.

The Devendra Fadnavis-led State Government also directed the Pune Municipal Corporation to commence an impact assessment study of the policy and to prepare a comprehensive action plan. All the stakeholders can submit their suggestions and objections on this policy draft in a month’s time.

This decision to allow redevelopment of establishments near the Metro stations and is applicable for the new reality projects. The policy also aims to have planned development close to the metro stations in order to increase ridership in metro and also to keep a track of haphazard construction.

The bicycle infrastructure, amenities for pedestrians, commercial buildings and information technology-related establishments close to the metro stations are also initiated under this policy draft.

The Pune metro will cover all the commercial, residential, industrial and IT areas of the city and three corridors are planned to be constructed. The first line is 16.589 km long and has a total of 14 metro stations out of which 5 will run underground while the remaining are planned to be elevated.

This metro line will start from PCMC [Pimpri Chinchwad Municipal Corporation] to Swargate.

The second metro route is 14.665 km long and will run from Vanaz to Ramwadi. This route will have 16 stations in total and will connect to Yerwada, Deccan Gymkhana and Garware College.

The third metro line will be 23.3 km long and will run from Hinjewadi to Shivaji Nagar. The PMRDA i.e. Pune Metropolitan Region Development Authority is responsible for the development of this track.
