From the next month, the homebuyers in Maharashtra will only require Aadhar card to get their property registered and thus the residents need not worry about having two witnesses to complete the registration procedure.
The officials of the Inspectorate General of Registration and Stamps department officials informed at an amendment to the section 32A of the Registration Act, 1908, has been carried out to implement this system. An official said that the Aadhaar-based verification will be sufficient to fill in the criteria of section 32A of the Registration Act, 1908, that is related to mandatory affixing of a photograph.
The State Cabinet sanctioned this process and amendment was also made in the Registration Act in the year 2018 but the same can’t be implemented due to the decision given by the Supreme Court on Aadhar at that time.
However, the apex court in its order said that any person willing to buy property under Government scheme can make use of his/her Aadhar card for the registration the same.
The officials informed that they have followed the directives of UIDAI i.e. Unique Identification Authority of India after the order of Supreme Court and will introduce the procedure from next month i.e. March 2019. The official was quoted saying the department can register new properties with the Aadhar and need no witness to complete the process.
But the property owners need witnesses for property registration in case they don’t have Aadhar card.
Supriya Karmarkar, deputy IGR said that the residents no more require witnesses at the time of property registration if they have Aadhar card as it will be sufficient to complete the property registration procedure.
She also said that the registration procedure will be simplified with the help of the Aadhar card. The Aadhar card-based verification will cut down the aim to own benami property.
The registration process in the State will gain momentous as over 7,000 documents are currently being registered in the State every day and nearly 23 lakh registrations are estimated to happen this year.
The residents having Aadhar card welcomed this move.
