In the latest development, the Haryana Government has finally given its approval to increase the floor area ratio (FAR) of residential plots developed in the licensed colonies of Gurugram. The same will also apply to the change of land use (CLU) granted projects for residential along with purchasable development rights.

The decision has finally arrived after a long-time demand from the small developers and plot owners of Gurgaon.

Giving more information on the above development, KM Pandurang, DTCP Director said, “The small developers and plot owners were asking to increase the FAR from past few months. Finally, the government has given their approval for the same. At present, the FAR is 1.98 where the plot owner can construct on around 66% of the area. But from now onwards, the construction will increase to around 75% to 80%.”

As per the new norms, the increased FAR for residential plots of 75 sq m-250 sq m will be 2.64 and from 250 sqm to more than 500 sqm, it will be 2.40.

Welcoming the move, president of Home Developers Association in Gurgaon said that the decision will surely help in balancing the demand and supply gap as well as also curb illegal constructions in the city.

The DTCP has recently canceled occupancy certificates of around 200 residential properties which were found violating building plan norms.

An official from DTCP further stated that the revenue generated via purchasable FAR by these developers and plot owners will be used in the development work to be carried out in the licensed colonies of the city.
