Building BylawsTo curb increasing numbers of illegal construction in the city, the Ghaziabad Development Authority (GDA) has planned to give some tweak to the existing building bylaws for the group housing societies. The proposed plan that includes introducing one-time compounding provision in the societies plan will be tabled in the GDA’s board meeting, to be held on September 27.

Giving more information on the plan, Kanchan Verma, vice-chairperson, GDA said, “Many a time, developers approach authority to request for a change in the layout plan during the construction of the project. As per current laws, deviation within 10% of the original layout plan is allowed, but then most of the developers take undue advantages of this law which leads to unauthorized constructions.”

She further said that with compounding provision now a developer has to pay compounding fee for any kind of deviation. At the same time, the authority will now allow compounding only once throughout the construction stage. This will help in curbing the menace of illegal construction which is noticed in over 80% in group housing societies in Ghaziabad.

The move has also been welcomed by the residents. As per them, the multiple compounding leads to many unauthorised additional units in most of the housing societies which means more residents are living in a society that further adds burden on water and sewer infrastructure.

Besides this, the GDA will also put 17 more proposals on board’s agenda which include land-use conversion of a 9000 sqm of land to residential use, judicious use of kitchen and sewer water and others.
