In a letter to the Central Government, the Maharashtra state government asks to make amendments to the Real Estate (Regulation & Development) Act, 2016 in order to bring MHADA [Maharashtra Housing and Area Development Authority] and SRA [Slum Rehabilitation Area] under it. According to the sources, the state government aims to keep a check on the development process and timely delivery of several projects by the authorities in the state.

As per the Census 2011, there are more than 51 lakh slum dwellers, 11 lakh tenements in slum pockets and 104 Mhada buildings that are needed to be redeveloped in Mumbai.

Prakash Mehta, the state housing minister said that this move will make the authorities accountable to offer timely possession of dwelling units to the beneficiaries. He also said that the developers have access to the free-sale component under the SRA [Slum Rehabilitation Scheme] and this gives them an option to sell a few dwelling units in the open property market. Thus, falling under the Real estate act will make them accountable to offer housing units to the beneficiaries well in-time instead of focusing more on the open market business.

Earlier, the aspiring homeowners in Mumbai were offered with 7,000+ residential units by MHADA [Maharashtra Housing and Area Development Authority] under this year’s lottery Scheme. According to the sources, it is estimated that a total of 7,300 houses will be delivery in the Mumbai Metropolitan Region [MMR] under this year’s lottery scheme.

The lottery procedure is likely to commence next month and is said to be the biggest housing scheme in the past six to seven years. About 4,000 housing units out of total 7,300 are being constructed under PMAY [Pradhan Mantri Aawas Yojna].
