Top Emerging Residential Outskirts of Hyderabad.

With increasing workforce, fast pace infrastructure development and presence of leading IT Hubs, Hyderabad’s real estate market has taken a positive turn in the last few years. Apart from the popular and older ones, many new localities have emerged in the outskirts of the city that are attracting home buyers to invest here. These localities include Shankarpally, Shadnagar, Gandipet, etc.

As per a recent report, from 2017-18 to 2018-19, all these localities have witnessed maximum property registrations. This clearly shows the influx of homebuyers towards these areas as they offer better infrastructure along with budget-friendly as well as luxury homes. Here’s a look at these emerging areas:


Located in Ranga Reddy district, Shankarpally is an R1 zone that offers various residential investment options to homebuyers. The area is in proximity to Mokila and hence ensures smooth connectivity to the high profile areas like Gachibowli, Mehdipatnam, Tellapur, and Nallagandla via Outer Ring Road.

Shankarpally is also home to well-established social as well as civic amenities like renowned schools, educational institutions, hospitals, entertainment centers, etc. The Hyderabad campus of IIT is just 5 km away from the locality. Apart from this, Indus International School, Global Indian International School, IBS Hyderabad is also present in vicinity to this area.

With the presence of ample land parcels, homebuyers can easily invest in luxury villas as well as residential plots. A hi-end villa will cost you around 1 crore, on the other hand, a residential plot is available in the price range of 20-25 lakhs.


Shadnagar is another emerging locality situated in the Ranga Reddy district. The locality is known for the presence of ISRO center (NRSC) which is used for data reception from various satellites.

The locality is well-connected to Hyderabad’s famous localities and industrial hubs like Balanagar, Kothur, and Kondurg. The International Airport is just 30 km away. NH-44, the longest Indian highway also passes from Shadnagar. The government has also proposed the development of Regional Ring Road (RRR) to enhance connectivity.

The average land price in Shadnagar is Rs 4,976 /Sq-Yrd and the average plot size which is favourable among buyers is 150-300 sq yards.


Popularly known for the presence of Osman Sagar, Gandipet has emerged as one of the most favourable localities among property buyers in recent times. Because of the presence of tourist hotspot and various resorts and amusement park, the locality has witnessed a major increase in the property price in last few years.

Gandipet is also well-connected to areas like Appa Junction, Gachibowli and Langar Houz. The area is home well-established social and civic amenities like educational institutions, hospitals, malls, and entertainment centers.

A well-developed residential pocket, Gandipet offers various residential options for homebuyers as well as investors. Presence of gated communities and IT hubs also call upon homebuyers to purchase properties here. The property prices in this area hover in the range of Rs 4,200 per sq ft to Rs 4,800 per sq ft that makes it more buyer-friendly.
