Ghaziabad Development AuthorityIn a recent development, the Ghaziabad Development Authority (GDA) has recently asked delinquent single-unit plot developers to register their projects under the Real Estate Regulatory Authority (RERA). The authority has ordered them to complete this process within a month.

A few days back only, the authority has surveyed to identify such properties where the developers have constructed extra units on the plot above the sanctioned limit. GDA has found around 1900 extra flats constructed in three different sectors of Indirapuram. The body has already issued notices to these defaulting developers.

Giving more information on the above, Asheesh Shivpuri, Chief Architect, and Planner, GDA said, “We have conducted a survey in nine different localities of Ghaziabad on which the authority has permitted to construct flats on single unit plot properties in 2015. These areas include Rajendra Nagar, Indraprastha, Indirapuram, Kaushambi, Shalimar Garden Extension 1, Shalimar Garden Extension 2, Shalimar Garden (Main), Pratap Vihar, and Swarn Jayanti Puram.”

He further informed among these 9, three different localities have been identified with illegal construction. We have issued a notice to them and already ordered to register their projects under RERA.

For instance, projects with plot areas more than 500 sq m or with more than eight units are mandated to register under the RERA Act.

At present, around 141 housing projects comprising 1,106 residential towers with 90,183 units exist in Ghaziabad. Of them, only 27 projects have obtained completion certificates (CCs). Besides this, the authority has also differentiated 295 towers with 30,844 housing units that are only partially complete.
