The Noida authority has begun facilitating a tripartite agreement to approximately 14,000 residents who are presently residing in various townships build by the Amrapali group. This process has begun nearly after 40 days of Supreme Court’s order. The Noida authority updated the portal with the court-appointed receiver’s requirements recently.
The residents of Sapphire I was the first to line up for the registration of flats and the homebuyers of other Amrapali projects were waiting for the papers. Apart from these, a group of Amrapali Zodiac buyers met the Authority officials a day ago and requested approval of the flats according to the said measurement as it will not increase the burden of extra amount for the registry.
The document uploaded by the Authority on its website is signed by the receiver R Venkatranami, and the homebuyers are now required to produce flat buyers’ agreement, allotment letter, possession letter and occupancy letter to complete the process.
The homebuyers are also required to produce a ‘no-dues’ certificate and in case of transferring from the original allottee, they will need to produce the registered documents like transfers or documents issued by Amrapali that indicates transfer sanction.
The guidelines on Authority’s portal has a provision for the buyer who is out of India due to any reason can send the required documents duly attested by a public authority to the RWA [Resident Welfare Association] through email. A person holding a letter of attorney on behalf of the buyer can also submit documents to RWA.
A resident of Amrapali Zodiac informed that they have raised the demand to reconsider the value of their flats according to the actual measurement as there is a huge difference between the space sold and the actual space delivered.
In the order passed in July, the Supreme Court directed the authorities to complete registrations of all present occupants of Amrapali flats within 30-days from now. The Supreme Court also directed to provide the necessary utility connections to the flats and also told the authority to provide Ganga water connections to these residential units.
